What is independent living?

Independent living is a community for active seniors who don't need help with daily tasks but want apartment-style living without the chores, the upkeep, or the isolation. Residents have their own apartment, often a meal plan, and access to amenities and social programming. There's no medical care included. National average cost is $3,000–$4,500/month in 2026.

Who is independent living for?

Mom or Dad who's still active and independent but is finding home maintenance too much, isn't cooking like they used to, or wants neighbors their age. Often the right move before a crisis forces a harder transition.

How much does it cost?

$3,000–$4,500/month nationally. Significantly less than assisted living because no daily care is included.

What’s usually included?

  • Private apartment (studio, 1-bed, 2-bed, sometimes cottages)
  • Optional meal plan in a community dining room
  • Housekeeping (frequency varies)
  • Maintenance and lawn care included
  • Fitness center, pool, library, common spaces
  • Activities and social programming
  • Transportation to shopping and appointments
  • Easy upgrade path to assisted living if needs change
